Is this a bad HIP report?
We have just recieved our HIP and there are a few comments we do not agree with.
In 2005 we came under the Local Housing Renovation Grant Scheme,and had work done to our house to the cost of £37,000.
We have a 100+year old terrace house.The work done was complete rewiring of the electrics,walls re-rendered and re-plastered etc.Double glazing throughout.A new roof ,which was re-inforced and completely re-slated etc,insulation to the roof etc,and it was all passed by the plannign officer after the work had been completed.
In the HIP under WALL it states “Solid brick, as built, no insulation (assumed)” VERY POOR.But i am sure this applies to almost all old terraced houses built at the same time.
Under ROOF it states “Pitched, no insulation (assumed)”VERY POOR.But what with what was done for us under the Grant,there is lagging and felt etc in the loft.,and new re-inforced roof.Surely it should not be classed as VERY POOR?
We feel that if possible buyers read the HIP and see this they will think “oh,does it need a new roof?”,and they could use this to lower the asking price etc.
We asked the HIP provider if they could amend it this is his reply

We feel that such rating will be a deterent to selling our house,can anybody offer any advise please.
